Covid-19 VIRUS UPDATE 04/02/20
As we work together through this crisis we will continue to keep you apprised of information we receive that we feel may be helpful to you.
Following is a link to the US Chamber of Commerce's Small Business Guide and Checklist regarding emergency loans related to the Coronavirus.

The Payroll Protection loan under the CARES Act has a provision whereby up to 8 weeks of the loan may be forgivable if borrowers maintain their payrolls. If you're interested in applying for the Payroll Protection Program (PPP) you have to go through a banking institution who has a relationship with the SBA. Below is a link to apply online and a list of items you will need to provide at the time you apply. Some banks will start taking applications as soon as Friday, April 3. We strongly encourage you to apply.

Items to provide with the SBA application:
1. 2019 IRS Quarterly 940, 941 or 944 payroll tax reports
2. Last 12 months of payroll reports beginning with your last payroll date and
going backwards 12 months:
* Payroll report must show the following for the time period above:
- Gross wages for each employee, including the officer(s) if paid W-2 wages;
- Paid time off for each employee,
- Vacation pay for each employee,
- Family medical leave pay for each employee, and
- State and Local taxes assessed on the employee's compensation for each
employee.
3. 1099's for 2019 for independent contractors that would otherwise be an employee
of your business. Do NOT include 1099's for services.
4. Documentation showing total of all health insurance premiums paid by the
company owner for group health plans. Include all company owners.
5. Document the sum of all retirement plan funding that was paid by the company owner
(do not include funding that came from the employee's out of paycheck deferrals).
- Include all employees, including company owners, and
- 401K plans, Simple IRA, SEP IRA's.
Additional, items that will be useful to have are:
* lease agreements,
* mortgage statements that indicate mortgage interest amounts, and
* utility statements.
As referenced in a prior email, SBA Disaster Assistance loans are available as well. Below is a link to the SBA website where you can find additional information about that program and access the online loan application.

COVID-19 VIRUS UPDATE 03/19/20
With the global and national focus on coronavirus/Covid-19, the health and wellness of our patrons, tenants, employees, and communities are, as always, our top priority. This is an unprecedented situation for all of us and like you, we are carefully monitoring developments and adhering to recommendations from the Centers for Disease Control and Prevention (CDC) and our state and local health authorities.
As you may already know, there are numerous forms of assistance being discussed to help the country get through this crisis. Federal and State governments are working on legislation that will provide assistance and support to small businesses as well as tax relief for individuals that will hopefully help spur the economy as we move beyond the current crisis.
The International Council of Shopping Centers is also taking action on behalf of the retail industry and has written to President Trump and members of the House of Representatives and the Senate urging them to take measures to relieve the financial burden on tenants and landlords. Clearwater Crossing - Indianapolis, Indiana
Metro Diner has signed a lease for 3,200 S.F. at Clearwater Crossing. With roots in Florida, Clearwater Crossing is Metro Diner's first Indiana location.
Castleton Point - Indianapolis, Indiana
Nadeau Furniture with A Soul has signed a 4,760 S.F. lease at Castleton Point. This is their first Indiana store. Nadeau is a national furniture retailer.
Castleton Point - Indianapolis, Indiana
Trader Joe's has signed a lease for additional square footage to their existing Castleton Point store. The total square footage is not 12,000. Trader Joe's is a chain of speciality food stores noted for stocking the hard to find items.
Castleton Point - Indianapolis, Indiana
ROSS DRESS FOR LESS has signed a lease for a new 27,250 S.F. store. The 34 year old clothing retailer operates nationally and Castleton Point will be their first Indianapolis store.
The Broadbent Building - Indianapolis, Indiana
We are pleased to announce we have signed a lease with Hensley Legal Group, PC. Hensley Legal Group signed a 15,822 square foot lease for the 2nd Floor of The Broadbent Building in downtown Indianapolis. They join The Broadbent Company and Fogo de Chao.
The Village at Time Corners - Fort Wayne, Indiana
Ashley Furniture Homestore has signed a 28,000 square foot lease at The Village at Time Corners. Ashley Furniture will co-anchor the center with Stian Mart, uncle Bill's Pet Center, and joins other notable tenants Massage Envy and Chops Steak and Seafood, among others. The Village at Time Corners is a 111,072 square foot retail center located on the southwest side of Fort Wayne.
The Shoppes at 141st Street - Fishers, IN
International Market has signed a lease for 3,094 square feet at The Shoppes at 141st Street, Fishers, Indiana. they join Uncle Bill's Pet Center, Minical's Pizza, Britton Tavern and others. The Shoppes is a perfet retail location. It is surrounded by a significant number of residential communities as well as coommercial development along S.R. 37.

Reflexology has signed a 1,601 square foot lease at The Shoppes at 141st Street. Reflexology joins other notable tenants Uncle Bill's Pet Center, Monical's Pizza, Runner's Forum, among others. The Shoppes at 141st Street, 40,864 square feet, is located on the southeast corner of 141st Street and S.R. 37 in Fishers, Indiana.
Hunnington Place - Louisville, KY
Party Paradise has signed a 7,508 square foot lease at Hunnington Place. Party Paradise joins notable Hunnington Place tenants Shoe Carnival and Office Depot. Hunnington Place is a 151,929 square foot property located on Hurstbourne Parkway just off I-64 on Louisville's east side, benefitting from high visibility and traffic counts.
Washington Corner - Indianapolis, IN
Chicago's Fish & Chicken has signed a 1,400 square foot lease at Washington Corner. Chicago's joins other notable tenants Subway, and Plato's Closet. Washington Corner is a 60,630 square foot retail center located on the northwest corner of East Washington Street and Mitthoeffer Road.
Clearwater Village - Indianapolis, IN
Scrub Identity has signed a 1,600 square foot lease at Clearwater Village. Scrub Identity joins other notable tenants DSW and Half Price Books. Clearwater Village is located on Indianapolis' northeast side in the Clearwater/Keystone Crossing commercial corridor, and has a total of 48,374 square feet.
Coliseum Shoppes - Fort Wayne, IN
Nail Pros has signed a 913 square foot lease at Coliseum Shoppes. Nail Pros joins other notable tenants Catherine's, Casual Male, and Half Price Books. Coliseum Shoppes is located on the northeast corner of East Coliseum Boulevard at Coldwater Road adjacent to Glenbrook Mall. The center has a total of 62,028 square feet.
North Willow Commons - Indianapolis, IN
North Willow Commons welcomes 1,200 square foot Yats Cajun-Creole Restaurant. They join other notable tenants SteinMart, Applebee's and The Original Pancake House. North Willow Commons is located at 86th Street and Ditch Road on Indianapolis' north side.

UBREAKIFIX has signed a 1,400 square foot lease at Clearwater Shoppes. They join Elan Furs, Nancy's Bridal and Copper Creek Canyon Interior Outfitters. Clearwater Shoppes is located at 82nd and Dean Rroad in the heart of the Clearwater/Keystone commercial corridor on Indianapolis' northeast side.
Shoe Carnival Towne Centre - Evansville, IN
Shoe Carnival Towne Centre welcomes Precious View, 1,800 square feet; and Twist Swim and Dance, 1,200 square feet. They join other notable tenants JoAnn, Chuck E Cheese, Shoe Carnival and Jason's Deli. Shoe Carnival Towne Centre is located in Evansville's primary retail trade area on Green River Road, Evansville, Indiana.

Brain Balance of Greenwood has signed a 2,400 square foot lease at Greenwood Place. Brain Balance of Greenwood joins other notable tenants Burlington Coat Factory, At Home, PetsMart, The Room Place, and Bubba's 33. Greenwood Place is located on U.S. 31 South and Stop 11 Road on Indianapolis' south side.
Washington Shoppes - Indianapolis, IN
Popeye's Louisiana Kitchen has signed a ground lease and will build a 2,922 square foot building at Washington Shoppes. Washington Shoppes is a 76,156 square foot center at the intersection of E. Washington Street and Mitthoeffer Road on Indianapolis' east side. Other notable retailers include Chuck E. Cheese, CVS and Penn Station.

Yummy Crab has leased 8,900 square feet at Washington Corner in Indianapolis. Washington Corner has a total of 60,630 square feet and is located at the intersection of E. Washington Street and Mitthoeffer Road on Indianapolis' east side. Other notable tenants include Farm Bureau Insurance, Plato's Closet and Subway.
Coliseum Shoppes - Fort Wayne, IN
Coliseum Shoppes, Fort Wayne, Indiana, welcomes Peoplelink Staffing Solutions. Peoplelink leased 2,403 square feet and joins Half Price Books, Wendy's Bridal, Catherine's and Casual Male. Coliseum Shoppes is located at the intersection of Coldwater Road and Coliseum Boulevard adjacent to Glenbrook Mall.
Greyhound Plaza - Carmel, IN
Aldi grocery store leased 18,825 square feet at Greyhound Plaza. Aldi joins other notable tenants PetsMart, Office Max, Barnes & Noble, Michael's Arts & Crafts, Best Buy and The Room Place. Greyhound Plaza is located at U.S. 31 and 146th Street in Carmel, Indiana.
Greenwood Place - Indianapolis, IN
Style Encore, a women's clothing consignment shop, has leased 3,260 square feet at Greenwood Place. Located on Indianapolis' south side on major commercial corridor U.S. 31 South, Greenwood Place is also home to anchors At Home, Burlington Coat Factory, PetsMart, and The Room Place.
Fashion Mall Commons - Indianapolis, IN
Ooh La La Nail Spa has signed a lease for 1,600 square feet at Fashion Mall Commons in Indianapolis, Indiana. Oh La La joins anchor tenants Kohl's, Ulta, Reis Nichols Jewelers, and Fleming's Steakhouse. Fashion Mall Commons is located in the Keystone Crossing commercial corridor on Indianapolis' northeast side.

La-Z-Boy Furniture has signed a lease for 20,040 square feet at our Clearwater Crossing center in Indianapolis, Indiana. La-Z-Boy joins anchor tenants Office Max, Latitude 39, and PGA Tour Superstore as well as a variety of local retail shops and professional offices. Clearwater Crossing is located on Indianapolis' north side one of the city's most vibrant commercial areas.
