Site Criteria


The Broadbent Company is seeking sites for development of upscale retail and upscale self-storage. We are also seeking value-added acquisition assets. We have developed or owned properties in Florida, Illinois, Indiana, Kentucky, Michigan and Tennessee and continue to pursue sites in the Midwest, Southeast and Colorado.

To meet our standards for success, we give consideration to sites with the following characteristics:

  • Retail: between 5 to 25 acre parcels
  • Self storage: between 2 to 7 acre parcels
  • Frontage along major thoroughfare with significant commercial development
  • High traffic counts (minimum of 25,000 vehicles per day)
  • Convenient access
  • Zoning conducive to or available for retail or self-storage
  • Densely populated and growing, affluent areas
